“Park Hill Crawlspace Conversion”

1st Place: Addition

Client Info:
• Family of four with two boys, living in the Park Hill neighborhood of Denver, CO.
• Wanted more living space but couldn’t go the traditional home addition route. A pop-top would violate neighborhood zoning restrictions and an addition was not possible due to lot size and the loss of valuable yard space.
• Considered moving to a larger house but loved their home and loved their neighborhood, so instead they opted to turn their existing crawlspace into 751 square feet of additional basement space.
• Family desired a common entertaining and “play” space.
• Homeowners are both avid wine collectors so an attractive space to store their collection was a must.

Scope of Work:
• Excavation and removal of 3’ of dirt from crawlspace with existing 6’ of clearance.
• Extension of existing foundation walls to accommodate homeowners’ desired ceiling heights of 8’6” and pouring of new concrete floor.
• Installation of two steel beams, including a 3,000 lb clear span beam to accommodate the homeowners’ desire to open up the floor plan.
• Saw cut two openings from the existing basement space and two 4 0 x 4 0 egress windows to flood the space with natural light.
• Tied existing 7’2” basement ceiling height to new 8’6” ceiling height with a step-down feature.
• Incorporated new plumbing, electrical, and perimeter drain systems.
• Creation of custom entertainment center and shelving to accommodate home theater system.
• Complete basement finish.
